LOCATION AND GENERAL INFORMATION: Selling 42.80 surveyed acres located 2 miles west of Adrian, IL or from Carthage, IL 7 miles north on Highway 94 to Road 2200N then 3-1/2 miles west on the Adrian Blacktop. It is legally described as the East Half of the West Half of the Northeast Quarter of Section 16, Rock Creek Township, Hancock County, IL.

This is an all level, all tillable tract of land with excellent producing mostly Virden soil. The Adrian Blacktop 2200N borders the north end. METHOD & TERMS OF SALE: The farm will be sold on a price per acre basis. Ten percent of the purchase price to be paid on the day of sale with the balance due on or before April 11, 2016 upon delivery of Warranty Deed. Title Insurance in the full amount of the purchase price will be provided by the Seller. The 2015 real estate taxes due in 2016 will be paid by the Seller with the 2016 and all subsequent taxes being the responsibility of the Buyer. Possession will be given at time of closing subject only to the tenancy for the 2016 crop year.
