LOCATION AND GENERAL INFORMATION: The Hanley Farm is located 1/4 mile east and 1/4 mile south of Adrian, IL or approximately 7 miles north of Carthage, IL. It contains 126.04 surveyed acres and will be sold in 2 tracts. This farm sells free of tenancy for 2016. If the weather permits, the successful Buyers will have permission to begin farming after depositing the 10% down payment at the auction.
Tract 1 - 41.90 surveyed acres. Legally described as the Southwest Quarter of the Northwest Quarter of Section 13, Rock Creek Township, Hancock County, IL. This level, all tillable parcel of land contains “Class A” Ipava, Virden and Muscatine soils. Access is along the west side by Road 1800E.
Tract 2 - 84.14 surveyed acres. Legally described as the West Half of the Southwest Quarter of Section 13, Rock Creek Township, Hancock County, IL. This tract is mostly level to gently rolling with FSA figures indicating 75 acres tillable. It is improved with a 10,000 bu. grain bin with drying floor. Access to this tract is by Road 1800E along the west side and along the south side by Road 2100N.
METHOD & TERMS OF SALE: Both tracts will be sold on a price per acre basis. Ten percent of the purchase price to be paid on day of sale with the balance due on or before April 29, 2016 upon delivery of Warranty Deed. Title Insurance in the full amount of the purchase price will be provided by the Seller. The 2015 real estate taxes due in 2016 will be paid by the Seller with the 2016 and all subsequent taxes being the responsibility of the Buyers. Full possession will be given at time of closing which includes the farming rights for this year.
