LOCATION & GENERAL INFORMATION
The Melvin farm containing 188.83 surveyed acres is located 5 miles north of Good Hope, IL or 7 miles south of Roseville, IL on Highway 67 to the County Line Road – Warren 00N (McDonough 2400N), then 2 miles east. It will be sold in 4 tracts which are situated in Sections 32 and 33 of Swan Township, Warren County, IL. There are no building improvements.
TRACT 1 – 28.60 surveyed acres of level, tillable farmland. It has all “Class A” Sable and Ipava soils with a 143 Productivity Index. FSA figures indicate 28.22 NHEL tillable acres. The south end borders Warren County Road 00N and the north end borders Tract 2.
TRACT 2 – 76.87 surveyed acres of mostly level, tillable “Class A” farmland. It has Sable, Ipava and Osco soils with a 140 Productivity Index. FSA figures indicate 75.45 NHEL tillable acres. The east end borders County Road 800E (80th Street).
TRACT 3 – 69.97 surveyed acres of level to gently rolling “Class A” farmland. FSA figures indicate 66 mostly NHEL tillable acres. Soil types are Osco, Ipava and Sable with a 138 Productivity Index. This tract will have a 20’ easement along the west side for the benefit of Tract 4 which adjoins the north end. The south end borders Road 00N.
TRACT 4 – 13.39 surveyed acres of open pasture. It borders Tract 3 on the south end. Access is by way of a 20’ ingress/egress easement along the west side of Tract 3. Currently, to inspect this tract, use the existing grass lane off the blacktop road which is east of where the legal easement will begin. This is a very nice small pasture.
METHOD & TERMS OF SALE
All 4 tracts will be sold on a price per acre basis. They will be sold “Buyer’s Choice” with the successful bidder having the opportunity of selecting any tract or combination of tracts at the bid price. This will continue until all 4 tracts are sold. Ten percent of the bid price is to be paid at the conclusion of the auction with the balance due at the time of closing, on or before September 29, 2025. Title Insurance in the full amount of the purchase price will be provided by the Seller. The 2025 real estate taxes, due in 2026 will be paid by the Seller. Possession will be given at time of closing, subject only to the current farm tenancy for 2025. Immediately following the auction, the successful bidders will be required to enter into a written purchase agreement with the Seller.
