LOCATION & GENERAL INFORMATION –     The Hickman farm is located 9 miles east of Carthage, IL or 12 miles west of Macomb, IL on US Highway 136-336. It is in the West Half of the Northeast Quarter of Section 23, Hancock Township, Hancock County, Illinois. Full and immediate possession will be given. 

    TRACT 1 – 60.43 surveyed acres. This is a beautiful, gently rolling tract of land which is nearly all open grassland with a small pond, as well as a few acres of trees and wooded draws. The building improvements are privately situated approximately 700′ off the public road and surrounded by shade trees. Improvements include a 1 1/2 story home with a bedroom on the main floor and a large divided bedroom on the second floor and a partial basement. It is heated with a wood burning stove and water is supplied by a spring fed shallow well. Both tracts will be sold on a price per acre basis, based on the surveyed acres. Ten percent of the bid price is to be paid on the day of sale with the balance due on or before August 17, 2026. Title Insurance in the full amount of the purchase price will be provided by the Seller. The 2026 Real Estate taxes which will be due in 2027 will be prorated to the date of closing. Full possession will be given at the time of closing. Immediately following the sale of the real estate, the successful Buyers will be required to enter into a written purchase agreement with the Seller.
