LOCATION & GENERAL INFORMATION
Selling 110 acres located 5 1/2 miles west of LaHarpe, IL to Road 2150E (Durham Corner) then 1 1/2 miles south. The farm will be sold in 2 tracts and will be offered “Buyer’s Choice” with the successful bidder having the opportunity of selecting either or both tracts at the bid price. If both tracts are not selected the remaining tract will then be sold. They sell free of tenancy for this 2026 farming season with the successful buyers having permission to begin field work immediately following signing the sale contract and depositing the down payment. The cost of fertilizer which has already been applied is to be reimbursed to prior tenant, Ed Bollin. Contact auctioneer for details. Full possession will be given at time of closing.
TRACT 1 – 40 acres being the Southeast Quarter of the Northwest Quarter of Section 28, Durham Township. Road 2150E borders the east side. FSA figures indicate approximately 28 tillable acres. Soil types are predominately Muscatune, Assumption, Fishhook and Rozetta with a 121 Productivity Index. There is an older grain bin in the southeast corner.ity Index.
TRACT 2 – 70 acres situated in the South Half of the Northeast Quarter of Section 28, Durham Township. Road 2150E borders the west side. FSA figures indicate approximately 47 tillable acres. The predominate soil types are Keller, Osco, Hickory, Lawson and Muscatune with a 114 Productivity Index.
METHOD & TERMS OF SALE
Both tracts will be sold on a price per acre basis. Ten percent of the bid price is to be paid at the conclusion of the auction with the balance due at the time of closing, on or before May 18, 2026. Title Insurance in the full amount of the purchase price will be provided by the Sellers. The 2025 real estate taxes, due in 2026 will be paid by the Sellers. Buyer will be responsible for the 2026 taxes due in 2027. Immediately following the auction the successful bidders will be required to enter into a written purchase agreement with the Sellers.
