LOCATION & GENERAL INFORMATION
Selling 114 acres located 2 miles west of Basco, IL to Road 1400E then 1 mile north. They are in Bear Creek Township. All 3 tracts represent level to rolling, tillable farmland with dry dam structures where needed. Due to the close proximity and like features of these 3 tracts, they will be offered “Buyer’s Choice” with the successful bidder having the opportunity of selecting any or all tracts at the bid price, If all tracts are not selected the remaining tract(s) will then be offered. They sell free of tenancy with the successful buyers having full possession at time of closing. As soon as the crops are removed prospective buyers have permission to drive over and inspect the land.
TRACT 1 – 35 acres situated in the Southwest Quarter of Section 8, on the north side of Road 1000N. FSA figures indicate 34.33 tillable acres. Soil types are predominately Clarksdale and Fishhook with a 110 PI.
TRACT 2 – 60 acres situated in the Northeast Quarter of Section 18. Road 1350E borders the west side and 1000N is on the north. FSA figures indicate 55.17 tillable acres. The predominate soil types are Rozetta, Clarksdale, Coatsburg and Fishhook with a 108 PI.
TRACT 3 – 19 acres situated in the Northeast Quarter of Section 18. Road 1400E borders the east side. FSA figures indicate 18.74 tillable acres. Soil types are Keomah and Rozetta with a 112 PI.
METHOD & TERMS OF SALE
All 3 tracts will be sold on a price per acre basis. As indicated above, they will be sold “Buyer’s Choice”. Ten percent of the bid price is to be paid at the conclusion of the auction with the balance due at the time of closing, on or before January 5, 2026. Title Insurance in the full amount of the purchase price will be provided by the Sellers. The 2025 real estate taxes, due in 2026 will be paid by the Sellers. Immediately following the auction the successful bidders will be required to enter into a written purchase agreement with the Sellers.
