LOCATION & GENERAL INFORMATION

All 8 tracts are in Pea Ridge Township, Brown County, IL. Acres listed are approximate. All tracts will be surveyed to determine their exact acres. When the survey has been completed the auction website will be updated to the correct acres.

Directions –

To tracts 1 and 2, go 2 miles east of Clayton, IL on Highway 24 to Road 035E. Tract 2 begins there with 1⁄4 mile of highway frontage. Tract 2 is 1⁄2 mile north.

To tracts 3 and 8, go 4 miles east and south of Clayton, IL on Highway 24 to 150E then 4 miles north to 150E-1515N Ave, continue north 2 miles. At the junction of 150E-1700N go east to tract 3 or west to tract 8.

To tracts 4, 5, 6 and 7, go 4 miles east and south of Clayton, IL on Highway 24 to 150E, then north and east 51⁄2 miles to 1550N-255E, then a short distance west and then north to these tracts.

TRACT 1 – 126 acres in the NW1⁄4 of Section 31. FSA indicates 124.8 tillable acres. This level tract of land has top producing Class A soils with a 138 Productivity Index. There is a small building in the southeast corner. Access is by 00E on the west, 1250N on the south and 50E on the east.

TRACT 2 – 36 acres in the S1⁄2 of Section 31. FSA indicates 26 acres tillable with the balance being waterways, bin site and the ATC radio tower site. Improvements include an older barn and 2 grain bins. Contact auctioneer for details on the American Tower Corp lease. Access by Hwy 24 on the south, 035E on the west and 1250N on the north.

TRACT 3 – 164 acres being the W1⁄2 of the SW1⁄4 of Section 4 and the E1⁄2 of the SE1⁄4 of Section 5. FSA indicates 105 acres tillable with the balance being mostly timber. Access is by Road 180E on the west side. The south end borders tract 4.

TRACT 4 – 160 acres being the W1⁄2 of the NW1⁄4 of Section 9 and the E1⁄2 of the NE1⁄4 of Section 8. FSA indicates 88 acres tillable with the balance being timber and pasture. Access is by Road 1675N which comes in from the east side. It borders tract 3 on the north, tract 5 on the south and tract 6 on the east.

TRACT 5 – 163 acres in the SW1⁄4 of Section 9. FSA indicates 95 acres tillable with the balance being mostly timber. It borders tracts 4 and 6 on the north. Access is by Road 250E on the east side.

TRACT 6 – 46 acres in the SE1⁄4 of the NW1⁄4 of Section 9. Located directly north of tract 5 and east of tract 4. It is nearly all rolling pasture with a little timber. It is improved with an open front 60’x 144′ livestock / equipment shed and a few older small buildings. There is also a nice pond on this tract.

TRACT 7 – 4 acres being all timber and located east across the road from the southeast corner of tract 5. It is all nice mature trees, making it a very nice location for a new home.

TRACT 8 – 123 acres in the SW1⁄4 of Section 5. FSA indicates 61 acres tillable with the balance being pasture and timber. Currently there is a verbal agreement with the adjoining landowner on the east side, whereas a fence was built along the creek (not on the property line) with both parties pasturing part of the other’s land. This was to avoid having to fence across the creek several times. It can be changed at any time and the survey will mark the exact legal boundary. Access is by Roads 1700N on the south and 100E on the west. From Golden, IL 31⁄2 miles east, 1⁄2 mile south and 3 miles east on 1750N.

METHOD & TERMS OF SALE
All 8 tracts will be sold on a price per acre basis. The exact acres will be determined by a land survey which will be
completed prior to the auction. Sale order will be Tract 1 and then Tract 2, followed by “Buyer’s Choice” on Tracts
3 through 6. This method gives the successful bidder the option of selecting any or all 4 tracts at the price bid. If all
are not selected, the Buyer’s Choice will continue until all 4 are sold. Tract 7 will then be sold followed by Tract 8.
Ten percent of the bid price is to be paid at the conclusion of the auction with the balance due within 30 days, on
or before September 22, 2025. Title Insurance in the full amount of the purchase price will be provided by the
Seller. The 2025 real estate taxes which are due and payable in 2026 will be paid by the Seller. Possession will be
given at time of closing, subject to a 2025 farm lease and a 2025 hunting lease. The tracts all sell free of any leases
for 2026. Immediately following the auction, the successful Buyers will be required to enter into a written contract
with the Seller. A copy of said contract may be inspected prior to the auction by contacting the representing
