LOCATION & GENERAL INFORMATION
The Huls farm containing 80 acres is located 4 miles south of Bowen, IL on Highway 94, or 5 miles northwest of Golden, IL. It is the West Half of the Northwest Quarter of Section 14 of Houston Township, Adams County, IL. This level, all tillable, “Class A” farm contains Virden & Ipava soils with a 138.4 Productivity Index. It is pattern tiled. Highway 94-61 borders the west side and Road 2800N borders the north end. As the crops are removed, prospective buyers have permission to drive over and inspect the farm. Sells free of tenancy for the 2027 crop year.
METHOD & TERMS OF SALE
Bidding will be on a price per acre basis, based on 80 taxable acres. Ten percent of the purchase price is to be paid on the day of sale with the balance due on or before December 7, 2026. Title Insurance in the full amount of the purchase price will be provided by the Sellers. The 2026 real estate taxes due and payable in 2027 will be paid by the Sellers with the 2027 and all subsequent taxes being the responsibility of the Buyer. Full possession will be given at time of closing. Immediately following the auction, the successful bidder will be required to enter into a written purchase agreements with the Sellers.
