For 46 years, I have been actively involved in auctioning real estate. After returning from Reisch Auction College in 1979, I joined my father, Don Sullivan, in his real estate business, and together we formed the business Sullivan Real Estate & Auction. In 1981, we sold an 80 acre tract of Hancock County, IL farmland for $4,925.00 per acre which was noted throughout several agriculture publications as possibly a State record at that time. In December 2023 I sold 250 acres of Fulton County, IL farmland for $24,100.00 per acre.
As the owner of Mike Sullivan Land Sales, I have never and NEVER WILL charge a Buyer’s Premium. A buyer has the right to purchase land without being charged any additional fees for doing so.
Presently located at 414 Main in Carthage, IL, I not only sell farms, but as a real estate broker perform many “Broker Price Opinion” land evaluations for Attorneys, Bankers, Estates and Individuals.

There are three bidding methods I offer through Mike Sullivan Land Sales:
- Online bidding has definitely become quite popular in the past few years. The privacy of bidding without anyone knowing who is bidding or the convenience of bidding from your home, office, or in the tractor seat while farming are some of the reasons for the increase in this type of bidding gaining popularity. Mike Sullivan Land Sales offers live online bidding on all auctions, at no cost to the Sellers or Buyers.
- Attending an in-person auction is still, by far, the preferred method of bidding on real estate. The possibility of a computer or bidding platform having technical problems during an auction is a concern for some. All of my auctions are held as an in-person event at a sit-down style venue.
- Telephone bidding is always handy for individuals who are unable to attend and do not want to register online for whatever reason.
About our family
My wife Kelley, and I reside in Carthage, IL. Our son, Will, is a full-time auctioneer in Carthage, IL, specializing exclusively in Firearms & Military Assets (willsullivanauction.com). Our daughter Rebecca Seigfreid, and her husband, Brice live in Carthage, IL with their two daughters Annistyn and Austyn. Rebecca, a real estate broker as well, assists with the on-line division of the auctions.
Most people have hobbies, and my hobby happens to revolve around horses. I enjoy all Western Horse Events, primarily team roping, in which I compete when time permits, occasionally with Rebecca. Fishing happens to be a great hobby to enjoy with the granddaughters.
