LOCATION & GENERAL INFORMATION
The Luetger farm, which contains 122.07 surveyed acres, is located 2 miles east of Lomax, IL, on the north side Highway 96. It is comprised of 2 parcels, (78.07 acres in the east part and 44 acres in the west part), but will be sold as one tract. It is situated in the Southwest Quarter of Section 18 of Terre Haute Township and the Southeast Quarter of Section 13 of Lomax Township, Henderson County, IL. FSA figures indicate 119.28 acres tillable. The predominate soil types are Stronghurst, Seaton, Fayette and Hickory with a 110 Productivity Index. Prospective buyers have permission to drive over and inspect the farm.
This farm sells subject to a farm lease for the 2026 and 2027 farming seasons with the Buyer receiving the cash rent. Additionally, the tenants have a 90 day “Right of First Refusal” to purchase the real estate at the auction price. Contact auctioneer for details.
METHOD & TERMS OF SALE
Bidding will be on a price per acre basis, based on 122.07 surveyed acres. Title insurance in the full amount of the purchase price will be provided by the Seller. At the conclusion of the auction, the successful bidder will be required to enter into a written purchase agreement with the Seller and deposit a 10% down payment. This sale will be subject to a 90 day Right of First Refusal for the tenant and therefore the down payment will be deposited in the attorney’s escrow account and held for 90 days to either be applied to the purchase price, or returned to the bidder.
