LOCATION & GENERAL INFORMATION

Selling 135.02 surveyed acres located 1 mile east of Basco, IL on the south side of Road 900N (Basco Blacktop), or from Carthage, IL 5 miles south and 2 1/2 miles west. Road 850N borders the south side. It is situated in the North Half of Section 23, Bear Creek Township, Hancock County, IL. FSA figures indicate approximately 100 acres of tillable cropland, which is level to gently rolling. The balance is timber and wooded draws offering excellent hunting. The farm sells free of tenancy for 2026 with the successful buyer receiving full possession upon completion of the sale terms and when the current crops are removed. Hunting rights will be given at time of closing as well.

METHOD & TERMS OF SALE 

The farm will be sold on a price per acre basis, based on 135.02 acres. Ten percent of the bid price is to be paid at the conclusion of the auction with the balance due at the time of closing, on or before November 24, 2025. Title Insurance in the full amount of the purchase price will be provided by the Sellers. The 2025 real estate taxes, due in 2026 will be paid by the Sellers. Immediately following the auction the successful bidder will be required to enter into a written purchase agreement with the Sellers.
